Repointing

Key Reasons for repointing brickwork:

 

​​​​​​​​​​​Ensuring Structural Stability: Failing mortar can no longer securely bond bricks or stones, leading to loose masonry, bulging, or misaligned walls. Repointing restores the strength and stability of the wall, preventing minor issues from escalating into significant and potentially dangerous structural failures that may require extensive rebuilding.

 

Preventing Water Ingress and Damp: The primary function of healthy mortar is to seal the gaps between bricks, creating a barrier against the elements. Deteriorated mortar allows water to seep into the masonry, which can lead to a host of internal problems, including damp patches, mould growth, rotting timber (joists and floorboards), and damage to internal finishes like paint and wallpaper. Water trapped within the wall is also susceptible to freeze-thaw cycles, where the water expands as it freezes, widening cracks and accelerating damage (spalling).

 

Improving Energy Efficiency and Insulation: Gaps and cracks in the mortar joints allow cold air to enter and warm air to escape, compromising the property's thermal performance. Addressing these openings by repointing helps seal the building envelope, maintain a consistent indoor temperature, and reduce the workload on heating and cooling systems, which in turn lowers energy bills.

 

Maintaining and Increasing Property Value: The exterior condition of a property significantly impacts its curb appeal and market value. Deteriorated brickwork makes a home look neglected and can deter potential buyers or result in lower valuations. Timely repointing restores the clean, well-maintained appearance of the masonry and demonstrates proactive maintenance, thereby enhancing the property's overall appeal and value.
